You just can’t compare someone who has sold 10 homes and some who is thinking of selling their first home.

Are you in a multiple offer scenario because you’re pricing to low or that you are in a sellers market? And if you get a cash offer is it because the buyer is trying to get a better deal or are they simply attempting to have a competitive offer?

You need to be able to effectively communicate with not just buyers but Private investors, real estate agents, and not so serious customers who only want to see your home…

- We are not even mentioning time, for every month your home isn’t sold you are losing out by paying the expenses of the home. Not including lost opportunity to invest in deals, in the case you want to be savvy with the proceeds of your sale.
IMPORTANT – So while this timeline is a timeline with a real estate agent its still pretty much the same when an agent or team is not involved. Just replace yourself in the place of the real estate agent. Rather an agent doing most of the tasks you would instead be doing it yourself.
If you do do decide to do it yourself know that you may accidentally give the buyer a better deal or worse mess up on the paperwork. So get either a real estate agent or an attorney to write your contracts especially if you have little to no knowledge in writing real estate contracts.
